Our professional-grade Big A asphalt emulsion Asphalt Pavement Sealer is fast becoming the only driveway and parking lot sealer allowed to be used for the re-sealing of asphalt pavement because of Environmental issues and new regulations enacted by the EPA in an effort to protect our Ground Water from Pollution.


There are many benefits to using Asphalt Emulsion based Pavement Sealers but the biggest appears to be the safety issues. It has near-zero VOCs (Volatile Organic Compounds) and is completely environmentally friendly and as such, this product is not hazardous and cleans easily with water. It can also be applied on damp surfaces and usually requires "Single Coat Application" if applied by an asphalt pavement sealer Broom or Squeegee.

Big A Asphalt Sealer comes pre-mixed with slate which is a far superior alternative to sand and the right ratio of water to give the best overall finished product. There's no need to mix anything else in!


Short Answer: Upto 5% by volume - Our asphalt emulsion sealer comes pre-mixed as a ready-to-use product with the appropriate amount of water added for maximum performance of the product. You can "dilute" the product by adding upto 5% water by volume but we highly discourage you from adding water or attempting to dilute the product to "make it go further".


Short Answer: Approximately 3 - 4 years - Our Big A asphalt emulsion sealer is designed with 70% solids, almost 40% more than your average big-box store sealers. They advertise a 2 year sealer, but in reality, it might last 1 year and if you're lucky, 2. If properly applied, our sealer will last approximately 3 to 4 years in low traffic conditions like a driveway or small business parking lot. To achieve maximum lifespan, this product can NOT be diluted nor have additional sand additives. Also, the pavement must be cleaned of all dust and debris prior to sealing. Failure to comply with these application requirements will greatly reduce the overall lifespan of this product.


Short Answer: Yes - All of the asphalt emulsion and coal tar sealcoat sealers we offer, are designed to be applied with either a sealcoat sprayer or manually with a sealcoat brush or squeegee. Gilsonite sealers can only be applied with a squeegee or mechanical pump.

Fill-and-seal is a thick sealant that contains some aggregate, such as crushed stone, coarse sand, or gravel, and is similar to the asphalt currently on your driveway. It essentially allows you to patch damaged areas and fill substantial cracks and holes. This kind of patching method costs $0.35 to $0.50 per square foot and, once dry, still requires a top coat of regular sealer.

Comparing the various additives and solids used by different manufacturers isdifficult because the formulas are considered proprietary information. Thegeneral rule is that the top-quality sealers will have the greatest amount ofsolids left on the asphalt after the liquids evaporate and cure.


Asphaltsealers are more expensive than coal tar sealers, primarily due to saferenvironmental factors (lower VOCs) and the technology (polymers, etc.) that mustbe added to an asphalt-based sealer to improve its otherwise poor performance.


Most consumer-grade crack sealers are cold-applied asphalt emulsions withvarying concentrations of latex and polymers. They are available in pourablejugs for cracks up to 1/8 in. wide, caulking gun cartridges for 1/2-in.-widecracks, or as trowelable material for wider ones.


According to sealer manufacturers and engineers at the Asphalt Institute,most driveways do not need filled sealer until they have begun to develop finecracks. This generally happens after several years. Let new asphalt cure forabout a year before sealing, and then use just a plain sealer.
